Planning exterior work? Check current Association requirements and any alteration/modification approval first. Historical comments may mention services, products or practices that have changed.
Details separate positive experiences, mixed experiences or concerns, and comments about other businesses where applicable. Names identify the person or household sharing each account when provided; unnamed comments stay unnamed. A concern is a resident’s reported experience, not a finding by Kat or the Association. Recommendation counts exclude concern-only accounts; read any limits on mixed recommendations.
For a correction, update, or removal of your name, comment, or both, email katskorner@lprcommunitynews.org.
Counts reflect identifiable recommending households in the guide, counted once per business—not individual people, visits or repeated comments. Unnamed recommendations are not assigned an exact total. Mixed or negative feedback is shown separately; read Details for context. These are shared experiences, not star ratings or a complete survey.
Type a business name, service or recommending neighbor. Results appear automatically—no need to press Enter. Search matches complete words and common service terms. Direct name and service matches appear first; matches found only in neighbor names or historical comments are labeled. Open Details for context.
Includes mixed experiences and comments about other businesses. Read Details before drawing a conclusion; this is not a rating or a complete record of complaints.

For nonemergency maintenance, use IRM’s owner portal to submit the details and look for status updates. Your existing portal sign-in is required. If you call or email instead, ask IRM for confirmation or a request number.
Open IRM Owner Portal ↗IRM (In Rhodes Management) is the management company. FRONTSTEPS and Caliber are names you may see for its owner portal; these links lead to the same portal service. New users may need their account number to register. Contact IRM if you need that number or help signing up.
To view requests, return to Maintenance. Choose Current Items or All Items, then select the magnifying-glass icon beside a request for details.
Home and Maintenance views may show different records. If an expected request is missing, or a request appears at the wrong address, ask IRM to check it. Do not assume that a phone call or email automatically creates a visible portal entry.
If you are unsure which type or category to choose, contact IRM.
The initial screen may say “No Documents Available.” Select a folder first. If the material you need is still missing, ask IRM.
Planning a new deck, awning or another exterior change? Check the current alteration/modification requirements and ask IRM where to submit your application. A maintenance request is not approval to begin work.

Canton residents can volunteer for the township’s food-waste composting program and use one of five designated drop-off locations. Accepted items include fruits and vegetables, meat and bones, dairy products, bread and grains, eggshells, coffee filters, grease, napkins and paper towels, and BPI-certified compostable products.
Pet waste, glass, metal and plastic are not accepted. Participants should complete Canton’s volunteer application before using the program and submit the township’s check-in form after each drop-off.

John and Kat placed alarms near their sump area, floor drain and water heater. Other possible locations include under sinks and near washing machines, dishwashers and refrigerator water lines.
Follow the manufacturer’s placement and testing instructions. Keep your main water shutoff accessible. An alarm can warn you about water; it does not repair a leak.

If you have an HVAC maintenance agreement, check whether your fall visit is scheduled. Otherwise, consider arranging an inspection before cold weather. Follow your equipment’s instructions for filter maintenance.
Dryer-vent maintenance needs depend on use and the vent’s configuration. Longer drying times, unusual heat or weak airflow are reasons to have it checked.

Ask your agent about water and sewer backup limits, deductibles and exclusions before a loss occurs.
Edited summary of Kat’s Korner email · September 19, 2026. Email formatting and personal details omitted; links updated for this guide.
Kat’s September reminder followed conversations with neighbors who discovered their backup coverage was lower than they expected. Finished-basement cleanup, flooring and restoration can add up quickly.
Look for wording such as Water Backup, Sewer or Drain Backup, or Water Backup and Sump Overflow on your declarations or endorsements. Ask whether coverage applies only to resulting damage or also to repair of the failed pipe.
No single dollar limit is right for everyone. Ask your agent to explain your own policy and how it relates to the Association’s master policy.
